Design of a new seven story "High-End" residential condominium in the trendy area of Tribeca in New York City. Designs for the building included a new gas fired heating and domestic water plant located in a penthouse mechanical room. Heating for each dwelling unit provided by a perimeter baseboard system, fed from the building boiler plant. Each dwelling unit in the building served by two dedicated split system air conditioning units with condensers located on the roof of the building. Entire building served by an automatic wet pipe sprinkler system with standpipe. Fire protection system is served by an automatic fire and jockey pump located in basement. New incoming potable and fire water services and gas service designed for the building with each dwelling unit metered directly by the utility company. Power distribution for the building included a new 1200 amp, 208 volt 3 phase utility company incoming electric service with dedicated 125 amp, 208 volt 3 phase risers to each dwelling unit. Each dwelling unit directly metered by Con Edison.
