Consisted of the construction of a new jewelry manufacturing plant in a high bay warehouse building. 29 foot roof, no ceilings and architectural walls that extended only twelve feet above the floor presented a challenge on many different levels. Air conditioning designs included 100 tons of new roof mounted packaged air cooled air conditioning equipment with new roof mounted dunnage. Industrial exhaust system designs included 25 roof mounted exhaust fans, stainless steel exhaust hoods, dust collectors and exhaust ductwork. Plumbing designs included waste water pre-treament systems for sanitary drainage, new incoming domestic water service and and hot water heaters. New incoming gas service, oxygen making equipment and compressed air systems were included in designs for the building. Plumbing distribution was extensive as jewelry manufacturing tends to be a utility intensive process. Electric designs included a new 800 amp, 460 volt, 3 phase electric service with new utility company transformer, distribution panels and lighting. All Mechanical and Electrical components were designed to be supported on top of the new walls reducing the supporting requirements and therefore the project cost and schedule. 

In addition to Design Services, Construction Management Services were provided to the Owner in conjunction with the Architect. Bid proposals were solicited from contractors and contracts were generated for all Mechanical and Electrical work. Performed daily site visits to review ongoing construction, coordinate the efforts of different trades, review requisitions, etc. The entire project, including construction, design and filing took approximately 6 months, the definition of "Fast Track".
